It's a really great question, and the answer is oftentimes very different from what a homeowner sees on property platforms like Zillow, Redfin, or other online valuation type tools.
As a full-time real estate Broker, serving the Barrington Area and surrounding Chicago suburbs for nearly two decades, I have learned that in order to determine a home's true market value, it requires much more than an online automated estimate from a website that knows very little about your home. And, today, I am going to share with you why! Why Are Online Home Estimates Often Wrong?
Online tools built to assist consumers with their own property valuations can be a helpful resource, but only as a starting point. These tools do not have the capacity to see (or smell) the finite details that buyers and appraisers take into consideration every day when evaluating the value of a home. The data points built inside of these AI type models can only pull from other online sources which simply do not fully or accurately account for:
Recent renovations and updates
Scope of the lot, landscaping, location and views
The quality of the interior finishes
Floor plan and functionality
School district boundary lines and related demand
Specific condition of the major systems within the home
Curb appeal, and exterior condition
Significance of local buyer behavior varying from street to street
Two homes may appear nearly identical online, yet each of them sells for a dramatically different price. In the Barrington Area, which encompasses nearly 90 square miles and seven Villages, those differences can easily mean tens of thousands—or even hundreds of thousands—of dollars in value to a buyer.
